By using this website (https://www.staycozy.co/ ) or booking directly with us, you agree to the following Terms & Conditions (“Terms”).
1. Definitions
“Guest,” “You,” or “Your” refers to the person making a booking or using this site.
“We,” “Our,” and “StayCozy” refer to ST Corporate Housing LLC and its affiliates.
These Terms include our Privacy Policy and each property’s House Rules.
2. License & Intellectual Property
All website content, images, and materials are owned by ST Corporate Housing LLC or its licensors.
You may not copy, republish, or reuse any content without written permission.
3. Bookings & Payments
Bookings made directly through this website are confirmed once payment is processed.
Payments are securely handled through Hostaway, Stripe, or PayPal.
Guests booking via Airbnb, VRBO, or other platforms are bound by those platforms’ respective terms and policies.
We reserve the right to cancel or refuse service to anyone violating our rules or laws.
4. Cancellations & Refunds (Direct Bookings Only)
Our cancellation policy applies only to guests who book directly through StayCozy or our Hostaway website:
100% refund if canceled 14 days or more before arrival.
50% refund if canceled 7 days or more before arrival.
No refund for cancellations made within 7 days of check-in.
Guests booking through Airbnb, VRBO, or third-party platforms must follow those sites’ refund policies — StayCozy cannot override them.
5. Check-In / Check-Out
Check-in: after 4:00 PM (self check-in).
Check-out: by 11:00 AM.
Late check-out: must be requested by 9:00 PM the night before departure.
Fees vary by property: $50–$400 depending on duration and location.
6. Guest Responsibilities & House Rules
All guests must follow the property’s specific House Rules, including:
No parties or events. If a party or excessive gathering is detected, a fine of up to $5,000 may apply, and your reservation may be immediately canceled without refund.
Quiet hours:
Pool House & Townhouses: from sunset to sunrise (no loud voices or music outdoors).
All other properties: 10:00 PM – 7:00 AM.
Host Visits: If neighbors report excessive noise or disturbance, a StayCozy host may visit the property to address the issue.
Repeated or serious violations give StayCozy the right to cancel your reservation immediately without refund.
Smoking is prohibited indoors. Violation incurs a $250–$5,000 fee depending on property.
No food or drinks on sofas or in pool areas.
Follow valet trash, pet, and parking policies.
No additional visitors unless cleared with hosts in advance.
7. Security Deposit & Damages
A refundable deposit (minimum $1,000 for Galleria Pool House; amount may vary) is charged before check-in.
We may deduct from this deposit for damages, missing items, excessive cleaning, or rule violations.
8. Surveillance & Safety
Certain properties have Ring or Smart Floodlight cameras recording video and audio 24/7 in outdoor areas for security purposes only.
Tampering with or covering cameras will result in cancellation of your stay without refund.
9. Maintenance & Staff Access
Maintenance teams, pest control, or building management may enter the property for urgent repairs, water leaks, or scheduled inspections.
Apartment staff (e.g., Elan Med Center management) have authorized keys for emergencies.
For pool house: Do not lock side or back gates if you are away — maintenance requires access.
10. Local Environment & Maintenance Notice
Houston’s tropical climate means insects such as roaches or ants may appear — especially in summer months.
Pest Control: Elan Med Center conducts weekly outdoor pest treatments. Indoor treatments are available by request (please notify us early).
No Refunds: No refunds or discounts are given for seeing insects, as this is a normal occurrence in Houston.
Annual Inspections: Fire alarm system testing occurs yearly between July–September and can be very loud. Please do not contact building management; contact StayCozy directly if needed.
Valet Trash: Guests must return bins to their units promptly after collection. Failure may result in management fines charged to your reservation.
Valuables: Do not leave personal belongings or valuables inside the unit or vehicles. StayCozy is not liable for loss or theft.
11. Limitation of Liability
ST Corporate Housing LLC shall not be liable for:
injury, loss, or damage to persons or property during your stay;
pest sightings, inspections, or local environmental conditions;
third-party service interruptions (utilities, elevators, etc.);
theft or vehicle damage;
guest misconduct or violations of laws or rules.
Your sole remedy is limited to a refund of unused nights as outlined in the direct-booking cancellation policy.
12. Indemnification
You agree to indemnify and hold harmless ST Corporate Housing LLC, its owners, employees, and partners against any claims, damages, or expenses (including legal fees) arising from your use of the property, website, or breach of these Terms.
13. Force Majeure
StayCozy is not responsible for delays, cancellations, or inability to perform due to natural disasters, pandemics, power outages, or government restrictions.
14. Governing Law & Jurisdiction
These Terms are governed by the laws of the State of Texas.
Any dispute shall be resolved exclusively in the courts of Harris County, Texas.
15. Amendments
StayCozy may modify these Terms at any time. Updates are effective immediately upon posting. Continued use constitutes acceptance.
